We help you protect what matters without overspending on a new roof.

How do you know when you need a new roof? Why would you spend thousands on a new roof if you don’t have to? Our goal at Roof Maxx is to inspect your roof and take a lot of pictures so you can compare the results for yourself. You can see the condition of your roof and decide what is best for you. Most roofs I inspect qualify for Roof Maxx; there’s only one way to find out if your roof qualifies. When you get Roof Maxx you can relax!

At Roof Maxx of South Tacoma, we want you to be informed and educated. Roof Maxx was developed by Ohio State University and Battelle Labs and was put through rigorous testing. Asphalt is the key ingredient of shingles, and Roof Maxx binds with the asphalt, bringing back the flexibility and pliability like when they were new. We are happy to provide more information and explain how Roof Maxx helps your roof and your wallet. Give us a call today and schedule a free roof assessment.

    Our Process:

From start to finish, having your roof treated with Roof Maxx is a very easy experience and typically lasts a few hours. We start by taking a flurry of before pictures and then begin with the tune-up up where we go over every inch of your roof and make repairs. We check for loose shingles with a leaf blower and manually seal all loose shingles. We replace all missing and/or badly damaged shingles. We will also clean out your gutters and downspouts, and if any gutter hangers need to be replaced, we will replace them as well. We will update the sealant around all flashings, including chimneys and skylights, and seal all exposed fasteners. We will also clean your skylights and treat them with Roof Maxx. Also, if there are any other issues with your roof or house in general, we will take pictures and provide an estimate if requested.

We want to make sure your roof is as sound as possible prior to applying Roof Maxx, we don’t want to make you happy we want to make you very happy!

Take Care of What You Have and It Will Last

Most homeowners do not properly maintain their roof according to the manufacturer’s recommendations, and that lack of maintenance voids most warranties. In fact, there is more that voids a roofing warranty than most people know. The bottom line is that if you take care of what you have, it will last longer, which includes your roof.

A new roof will perform well for many years, but at what point does it start to decline? Age is not as important as the condition of your roof. I have seen 20-year-old roofs that are in excellent condition, and I have seen 8-year-old roofs that needed to be replaced. There are too many factors involved that affect the condition of a roof, but the main thing is the asphalt. If your shingles have healthy asphalt, they will perform the way they are supposed to.

When asphalt ages over time, the sun leeches out the vital oils it needs to remain flexible. As the oils evaporate, the asphalt becomes brittle, rigid, and it also shrinks, releasing granules. The granules protect the asphalt from the sun, so when granules come off, the sun has more access to the asphalt, creating more granule loss. Roof Maxx binds with the asphalt on a molecular level, restoring the oils it originally had when new.

Thermal expansion, going from hot to cold or cold to hot, makes your roof expand and contract. If your shingles are not flexible, they will not stay adhered. Shingles that are no longer adhered to the other shingles can be blown off by the wind. Also, this creates even more granule loss, leading to more roof failure. There are 4 Phases to roof failure every homeowner should know about, so you can tell when it’s time to replace your roof.

Want to know the condition of your roof?

In Phases 1 and 2, you will see noticeable granule loss and some loss of adhesion, and maybe some nail pops. This is the best time to treat your roof with Roof Maxx because it is still performing close to peak level. Whatever the condition your roof is in at the time of treatment, Roof Maxx will preserve that general condition for the period of 5 years guaranteed, per treatment.

Phase 3 means the same condition as Phases 1 & 2, but with more granule loss, possibly repairs have been done, and there could be other issues if not installed properly. At this phase, your roof still qualifies for Roof Maxx, but it may not the next year.

In Phase 4, you should look at getting a new roof. Phase 4 is a case-by-case qualification.

What to Expect from Roof Maxx

Once your appointment is scheduled, we show up, we get on your roof and assess its condition and determine what phase of roof failure it is in, and show you a roof report that describes our findings
Once your roof is scheduled for a Roof Maxx treatment, we will ask for a deposit and keep a line of communication open with you until we arrive to do the work, and we will give you a heads up and a confirmation call before showing up

The day we do the work, we will show up and we will look professional with Roof Maxx clearly visible on our vehicles and attire. We will then begin with the tune-up. The tune-up is just that: we go over every inch of your roof and complete all the repairs as outlined in the estimate. There are always minor repairs that are needed to make sure your roof is as sound as possible prior to applying the Roof Maxx.

Once the tune-up is complete, we will spray your roof with Roof Maxx. When we are finished spraying, we will clean up and put everything back in place if we moved it. Then, at that time, we will ask for payment of the final balance. We also love referrals, and we will ask you to mention us to anyone that you believe would benefit from our service. Also, if they sign up to get their roof rejuvenated with Roof Maxx, we will reward each successful referral with $200 and a certificate of thanks.

While spraying your roof over spray is inevitable, however, Roof Maxx is completely harmless to people, plants, and pets, and to the environment. Even though Roof Maxx is harmless, we will rinse off any overspray that has gotten on anything below the roof.

So why choose Roof Maxx? Please read the information below to learn why you should consider Roof Maxx instead of replacing your roof if you don’t have to.

    Phases of Roof Failure

A complete roof failure means it’s time for a new roof. But before it gets to that point, roofs go through phases of decline. A new roof performs at 100%, but over time it begins to lose adhesion, granules, and protection. The key question is: when is your roof performing below 100%?

Phase 1: Noticeable granule loss, slight edge damage, and up to 10% loss of adhesion. Best time to apply Roof Maxx, locks in the roof’s condition, adds 5 years per treatment, and usually allows for 3 treatments (15 years total).

Phase 2: Similar to Phase 1 but worse: more granule loss, pitting, shingle lift, and nail pops. Adhesion loss up to 20%. Still a prime time for Roof Maxx and usually allows for 3 treatments.

Phase 3: More severe: heavy granule loss, bare patches, up to 30% adhesion loss, repairs from blown-off shingles, leaks, and flashing wear. Roof failure accelerates at this stage. Treatment may still qualify, but time is critical.

Phase 4: Multiple repairs, flashing/valley issues, and advanced deterioration. May only qualify for one treatment, giving about 5 more years. Warranty is transferable if selling.
